Marketing guru Dave Maundrell says 27 on 27th in Long Island City may be best rental value in New York.
Twenty-seven is a lucky number in Long Island City. That’s how many units rented in three weeks at 27 on 27th, a new construction luxury rental property near Court Square in Long Island City.
A curtain wall building with a rooftop lounge, double-height ceilings on the amenity floor, and what marketing guru Dave Maundrell who founded aptsandlofts.com calls the best finishes in any Long Island City rental, 27 on 27th is getting high prices considering its not on the famed Long Island City waterfront.
“The views are some of the best in the neighborhood,” said Maundrell, whose Williamsburg-based group is charged with leasing the units. “Even from a low floor, you have these unobstructed views of the Manhattan skyline and the entire neighborhood is at your feet.”
Developed by Doug Patrick of Long Island-based Heatherwood Communities, 27 on 27th is the first in a series of buildings coming to Court Square near the CitiCorp building. A 400-plus unit rental building from Rockrose, the same developers who own the Archive building in Greenwich Village, is under construction now.
“You only have six apartments per floor in 27 on 27th,” Maundrell boasts. “It feels intimate all the time. This could have easily been a condo. That’s the quality of this build. Nothing feels cheap, and that goes a long way for people looking for value. A young couple with a child could live in a two-bedroom.”
Prices on units start at $2,025 for studios, $2,315 for one-bedrooms, and $3,105 for two-bedrooms, considerably lower than what renters would get for their money in top Brooklyn or Manhattan neighborhoods.
“These two-bedrooms would be more than $5,000 in Manhattan,” said Maundrell. “In some ways this is a better neighborhood. P.S. One is down the street. The food around here is great, and you have outdoor space. We’re getting people tired of paying high prices in Brooklyn. This might be the best rental value in the city right now for what you get for your money.”
