Just around the corner from MoMA PS1, there’s a new condo building rising at 11-51 47th Avenue in Long Island City. Developer Sam Charney of Charney Construction and Development recently chatted with New York YIMBY about the project and shared the first rendering of the 54-unit condo building. Designed by Fogarty Finger, the 70,000-square-foot structure “uses exposed raw materials and elements such as concrete, steel, and wood to evoke the industrial past of Long Island City.” Why that aesthetic? Charney says:
When [architect Chris Fogarty] and I first sat down to discuss the project, he explained to me that if you asked today’s younger generation what their ideal apartment would look it, it would probably resemble a loft in Tribeca, Soho or the Meatpacking District; to that effect, the project will also have higher end appliances, fixtures and finishes than anything currently on the market in Long Island City.
Charney partnered with Ascent Development on the project, which will cater to families. A quarter of the units are one-bedrooms, 50 percent are two-bedrooms, and the remaining 25 percent are three-bedroomsthat’s right, there will be no studios. Permits have not yet been filed for the new building, and it’s unclear when it will be complete.
