Watermark LIC, the 168-apartment rental building designed by Handel Architects and located right off of Jackson Avenue in Long Island City, has launched leasing. In May, the lottery for the building’s 34 affordable apartments launched with rent going from as low as $908/month for qualifying individuals but you can expect to pay much more on the market-rate units.
Though the building is a mix of studios, one-, and two-bedrooms, there are just five apartments—three studios and two one-bedrooms– that are currently up for grabs, each one offering one month free rent. With the concession in place, the net-effective rent for the studios range from $2,169 to $2,307/month while prices for the one-bedrooms are set at $3,185/month and $3,254/month.
The Twining Properties-developed building is on track to receive LEED Silver certification and prides itself on offering “unique and versatile layouts.” All of its apartments have been furnished with floor-to-ceiling windows, high ceilings, LED lights throughout, Italian kitchens with stainless steel appliances, and in many cases, stunning views of the Manhattan skyline.
As for the building’s amenities, you’ll find your usual slate of offerings within luxury developments debuting these days: there is 24-hour concierge, storage lockers, a bike room, a rooftop gym, a landscaped garden, a “Sky Lounge and Deck” with panoramic views of Manhattan, and a communal work space called “The Watermark Workbar.” The building’s base has allotted 2,500 square feet for retail space.
